I’ve spent the last 10+ years working hands-on in new home construction, remodeling, and residential project management.Recently, I launched Roman Property Developments (RPD) with the goal of transitioning into investing—starting with wholesaling off-market deals and eventually growing into new development projects.I know I’ve got a lot to learn on the investing side, but I also believe my construction background gives me a leg up when it comes to evaluating properties, estimating repairs, and seeing the potential in undervalued deals.Looking to connect with other investors, buyers, and pros here in Michigan.

Andrew Lee New Investor Seeking Multifamily Insights

Independence: Larger rental pool and affordable entry points, but tenant quality and management can be hit-or-miss depending on the block.Raytown: Consistent demand and steady rents, though price growth is slower than hot spots like Midtown/Westport.Common mistakes for out-of-state investors:Underestimating property management — KC can vary block to block, and good PM is essential.Relying only on “market rent” data — many properties are under-rented, so check actual leases.Skipping CapEx reserves — most multifamily stock here is older, so budget for roofs, plumbing, HVAC.Example deal right now:I’m have on a 7-unit package in Baldwin City, KS (908/912 Orange St.) — two separate parcels (a 3-plex + 4-plex) with some units already rehabbed and rented closer to market.
