This is cleaners, general maintenance (handyman), and also specialty trades (electric, plumbing, roof, etc).If you are in a popular part of FL you should not have a problem finding these people who are used to going the extra mile to accommodate remote owners.  

Roof over your head + a first investment is a no brainer for most.

Hi Barbara,You could include year home was built, age of roof, good pics of the hot water heater and hvac system, has the electrical been upgraded?   

They also work great if there are some things you need to repair asap and don't have the cash to do so - IE roof. 

Since I'm investing in such old buildings I pretty much bake in new HVAC, new roof, new electric, + basic cosmetic upgrades anytime I'm kinda pre analyzing a deal because 99% will need it sooner than later in South City. 

Some of mine are underwater but I don't care because they cashflow and I don't want to sell those The reality is even if values go down, it is a paper loss and people still need a roof over their head. 

I saw one that implemented roof replacements after hail storm.  4 units in each building, but HOA would not replace the roof until all 4 paid the special assessment (deductible) for the roof. 

Mechanical - you will have to decide if you want to add a unit (roof top, split, or mini split)...

@Janice H.If you are investing out of state, I wouldn't just buy directly off roof stock without an agent in a market you aren't familiar with.
