I saw one that implemented roof replacements after hail storm. 4 units in each building, but HOA would not replace the roof until all 4 paid the special assessment (deductible) for the roof.

@Janice H.If you are investing out of state, I wouldn't just buy directly off roof stock without an agent in a market you aren't familiar with.
