Estates go through probate court and foreclosure goes through the superior court.

Then explaining it in detail to my superiors who have been in the business for 25+ years has it's own challenges. 

Boston is a tier 1 city which, to me, means it's a superior market to invest in compared to anything you can get out of state.3.)

There’s no need to make yourself feel superior by fooling yourself into believing that you’re somehow “better” than the “normal” business person.

Good investors will continue to find purchases that can produce returns, but most owner occupied will likely need to be patient before buying is financially superior to renting.  

I stopped responding to these as most people are just throwing money away doing this thinking they are creative and providing superior asset protection. 

The lower cost, more effective and more efficient marketing for a part time investor, wholesaler, flipper, etc is a SUPERIOR website with SUPERIOR LANDING PAGE, that is max SEO for a VERY targeted, overlooked market.  

They’re either MADE through negotiation, creative use, or restructuring, or identified with superior knowledge of changing economics, demographics, zoning, etc.
