Enough desk space to place a note pad, a coffee cup and whatever miscellaneous stuff someone may need (for me, it's 2 different pairs of eyeglasses).

With the little cashflow in my Virginia homes I wouldn't really be able to pull equity out of those without going into negative cashflow on them (even though there's a good amount of equity to tap). 

They do sell beer to go but no beers are on tap.

You're going to need someone to get out there and start digging.Around here replacing a sewer line from house to tap is anywhere from about $4000 to $8000.

I don't own a multifamily yet but I have heard in my area that a water tap is about a grand for each unit.
