The days you are not busy doing real estate stuff you should plan on being at a kids ball game, a pancake breakfast at the local Lions club, a school play that you donated $50 for, getting your car washed at a local fundraiser by the soccer team, volunteering at a local chicken BBQ, taking your dog to agility classes and meeting people etc etc.

If that's not your intent, tell the truth. develop your script and approach iteratively, make improvements to it over time and test new things.

Also, the number of rented units allowable can change with each iteration of the bylaws (especially in improving neighborhoods) and you may find yourself trapped not being able to rent.

In the past I've also seen a 6 month iteration of $150-$200 increase since it's so short.

I asked myself that as I proceeded to iterate and categorize my knowledge into the "what I have a decent understanding of" pile and the "yeah bud...you need to learn more about me" batch.As soon as I started this culling process, Thee Answer slapped me right in the face!

Sounds like that will appear in the next iteration before it's sent out.The first home purchase I made was two years ago and I didn't look closely at much that I signed.

I had a Gallardo previously and I prefer the size/agility of the Huracan over the Aventador.

@James Webb I agree with @Nicholas Aiola and also would re-iterate that it wouldn't be worth paying for a cost segregation study on a smaller property like that one. 

I realize this has been posted in multiple iterations before but hey, everyone's situation is unique!
