@Travis McCarthy what the OP is suggesting is you become the bank... take 50k down and finance the balance for 3 to 5 years with a balloon... this is a common way to get a white elephant sold which it sounds like you have.With todays instant access to information MLS and other on line. marketing techniques its not a broker issue or driving the right person or finding some foreigner who has fallen off the pumpkin cart...

I have seen pumpkin sales, Christmas tree sales, fruit stand, boiled peanuts, eyeglasses stand, carpet truck sales, landscaping storage,etc.If you put temporary things on the land to offset taxes then make sure it is not things that could environmentally contaminate the land such as a used car lot etc.

I started working at a pumping patch last year in September and ended the last day of October then worked at that same company for there Christmas trees and did that and ended at the end of the year so I didn’t have a job for two months till I got a job at a movie theater and worked there till the end of august while also working again for the pumpkin patch when they asked me start working for them in July since then I been working for them and now we’re going into Christmas season.

this is a very very tough business.. and Bessemer and B ham were your at... is HIGHLY competitive and has been for years.. there are deals there I fund probably 5 to 7 a month in that city and have for over 15 years.. its never ending inventory there.. but its competitive as Hell you are competing against my boys and girls there.. they do it for a living you have too many barriers to really compete other than falling into a deal like a pumpkin falling off a truck.

@Alex Manley 2% rule is so 2009 .. some areas IE out in country bumbin IL you can certainly find that in close to thriving metro no way.. waste of your time.. of course over a 3 year time span you might find that pumpkin that fell off the turnip truck
