Hey again — just wanted to jump back in with a few more thoughts now that the convo’s rolling.On STR Rules and GrandfatheringPotential bans can definitely throw a wrench into things, but the good news is that most places have grandfathered in STRs that were operating legit and had the proper city approval in place.That said, even those grandfathered properties need to keep up with changes in local rules as they come.

You are never in control if there is an HOA, they can ban rentals at any point and you wouldn't be able to do anything about it.

While there are great PMs out there, none of them will care about your property in the same way you will.The new FEDS just ended the KC mayor's 'income discrimination ban' from last year, along with their 'tenant bill of rights,' so you can place a tenant with pre-screening and without worries of being fined if you dont follow their tenant placing 'script' and my understanding is you can now screen based on vouchers ALTHOUGH of course always do your own research and consult an attorney yaddah yaddah yaddah blah blah blah ...this is in regard to KCMO proper.

Sure a house on the beach will make more at a STR than a LTR, but a typical house in a regular neighborhood (if STRs haven't been banned yet) will likely not. 

Woodland Park just voted to ban STRs within city limits.

I would caution that many local communities have passed laws and regulations against short-term rentals, either banning them or curtailing them completely.

My working theory is enough former prospects (usually out of spite for being unqualified) or unscrupulous competitors have reported your post, that the AI thinks you are a scammer, so you are essentially shadow banned.
