So i have recently bought my first 3 investment properties last year and everything is going almost perfect (praise the Lord). 3-4 people who are close to me have heard what im doing and all are willing to invest somewhere around $20k-$25k with my next deals to make some money with me.

Deals often come from relationships.Biggest challenge is low inventory and competition — so persistence is key.

Do you know if it is usually harder to get traditional financing with a good interest rate when doing an LLC versus personal or about the same?

I know a few people who moved out of there to other states, as well as a few colleagues that sold their rentals because of sky-high insurance rates.  

Also, I’m curious — how do most investors here prefer to be contacted about deals?

We have never completed a deal atless than a 11% cap rate.

Find a solid deal, and hold it for a while.

I've heard that there is a lot of competition for good deals in the $1M - $5M range.

A deal isa deal regardless where it is found.

Based on the numbers I'm seeing, even with a Section 8 tenant, this could be a very good deal.
