But I suspect the same is true for virtually all the high appreciation markets such as LA, San Fran, Honolulu, Boston, San Jose, Seattle, etc.the reason this thread is so long is that without posting any info about your portfolio, you attempt to defend dribble and some of us want to be sure newbies do not believe the dribble.

You clearly do not like the guy and that is okay, but your statement is a complete gross misrepresentation of him.I don't need to defend the guy but I always think it is pretty uncool when people go online and make statements like this when they really don't know what they are talking about - and if that is how you sum him up, you don't know what you are talking about and your statement was completely unfair.

He should expect to be ordered to remove the improvements at his expense.Unjust enrichment is used when there is NOT a contract... but under circumstances where it would be inequitable for the defendant to keep the benefits received from the plaintiff without compensation/restitution.

Unless you've done complex tax preparation before ... hire someone.The CPA my clients in Colorado use for their Colorado STRs can usually get more in bonus depreciation with their cost segregation anyway, and like others have said, you want to make sure it's done right to defend in case anyone asks.Plus, it's nice to have a consultant who can walk you through what it takes to qualify for "material participation" as a short-term rental professional.

If necessary, you can file eviction against your own tenant and name the guest as an additional defendant whose rights are to be terminated when your tenant's rights are terminated.Go to the District Clerk's office in Marion County and ask them for the names of two lawyers who seem to file the most eviction lawsuits.
