The economics are changing but I still feel all parties can make a reasonable ROI. 

Here in Maine, it routinely gets deep into the negative temperatures in winter, so lack of power/heat/hot water can quickly become a health and safety issue, especially if there are small children/elderly or those with health issues in the building.

People buying need to keep in mind the target audience a lot of young nurses in health care are not going to want to stay in the highest crime rate area of the city so pick carefully for the group you are targeting.

The economics don’t work.

Other considerations that should influence cost of equity: GP track record; if there were heavy lift entitlements completed by the GP before capital partner entry; financing terms secured by the GP (often closely associated with imputed equity generated through entitlements); general market or economic conditions are a few to come to mind.

They can gaslight you, but that is just a distraction.They actually sell wipes to detect pot residue on walls, but I am not sure if they work and I would not spend the time or energy in engaging in establishing "proof" - you'll put up walls and they'll just dig more tunnels.Instead, I would:Contact their case worker ASAP, cite the behavior as a lease violation with her, and state that in addition to it being a breach of lease, it is creating health concerns for your family. 

Throw in that many first time home buyers are also the ones who could get hit the hardest with the potential increases in health insurance, rising taxes and property insurance. 

So I don't think all of it is economic (although we are seeing a higher renewal rate so that may mean more folks sticking in place) we do always see a significant drop in applicant quality in the winter months though and that is almost universal for us every winter. 

"Oh, and stop worrying" about your age, or your social economic background, or that you are a woman or that you are black or brown or green.

It's important to note, there are two big economic factors that contribute to declining rents (supply & demand).
