-Current VA loan Usage -Down payment available -not sure what to do… -East of Reno I have the major steps down but I don’t know where to start or how to execute them, have draft rental agreements, home not available to rent for a few months but I have cash to put on down payment for something else but don’t know if I should or dump it into the house for backyard remodel and paying mortgage early to refinance when rates are better to get better profit/cash flow.

Regardless of what strangers on the internet with something to sell will tell you, cash flow/income from real estate in the first few years is kind of a myth unless you pay cash for a property or have a well executed short term rental or rent by the room property.

When you sell your investment property and execute a 1031 exchange, your suspended passive activity losses (deferred under the $150,000 AGI limitation) generally remain suspended because the activity is not considered fully disposed of in a taxable transaction, the losses continue to carry forward into the replacement property.
