The issue with calculators is "Garbage in = garbage out", you can have unlimited calculators but the inputs (costs, ARV etc) on preforeclosures is typically unknown on what it costs to renovate, so without that information no calculator will be helpful.At the end of the day, do not need fancy calculators to tell you income - expenses = earnings.
