I'm a broker and a seasoned investor, rental property owner/manager, flipper, asset manager, former short term rental owner, etc. 

In my experience, commercial property owners tend to be more sophisticated and financially stable than many residential property owners, particularly in a smaller market like Connecticut.

But it's also in what the owner is asking for.
