Setting up an LLC is a smart move too, it adds protection and makes you look more professional to lenders and contractors alike.If you're planning to buy in the next 30–60 days, it's the perfect time to start those conversations and get everything lined up.

Obtaining the properties wont be rushed to a point where they're not the "right" ones and not cash flowing even after factoring in payment on the heloc, but I'd like to have access to the funds needed if/when something pops up that's perfect rather than being in a position where I would in theory have it in a few weeks, months, etc.

You're doing all the right things as far as inbound strats go but I think if you can perfect and outbound strategy and call those kind of owners you can see some serious success and "outwork" your competitors.  

While I suspect nothing is perfect and this is a valid concern, on the call they mentioned items to make it seem secure. 

You might even get upset at the circle hole for not being a fit, but that is not what they are trying to do.The circle hole would be perfect for the circle pegs, but given what you are trying to do, I would get a good idea on what you are looking for and maybe ask, 'who is the best fit for XXX'.

Some folks love to act like you need a receipt for every screw, and that if you can’t show perfect records, you’re doomed.
