I agree, 80% doesn't really leave any room for error, but I'm having a hard time finding deals in the 70% range.  

Origination can be between 2-3% for new investors, so that is within the range.

What is your price range/down payment amount?

We are in the middle range of these properties as far as cost with a more modern and updated unit than the lowest priced units. 

Getting rents in the $2,500 - $3k range. 

Prices are still reasonable, especially compared to West Coast or Sunbelt cities, and you can still find deals that hit the 1% rule in the $130K–$180K range with solid cash flow and appreciation upside.

For a 2 bed, 1 bath setup, startup costs can range from $8K–$15K depending on furniture quality and amenities.

My appreciation has ranged from $2700/month to over $10k/month over the hold.  

It’s way out of bounds for Airbnb  to encumber hosts with this nonsense, but it’s a revenue center for them.
