.#2 have/know well six trades for every major....so six masons, six HVAC, six framers, six foundation guys, six roofers. 

Well almost everyone.So it stands to reason that for a roofer every house needs a new roof, electrician every house needs rewired, and for an HVAC technician/ company every unit needs to be replaced. ( Usually) Joe,  W PA has some of the highest priced roofing in the country..

Since you're talking about a leak...Did they have a plumber inspect or a roofer inspect?

Also, does you roofer/roofing company offer a payment plan?

There is  one roofing company I trust but they don't do repairs.There's also the fact that this property is expensive and I think these roofers show up and immediately see dollar signs.  

You will also want to have AC/plumber/roofer for bigger issues. 

There are millions at stake here over their portfolio.Not sure how they are going to mend the non-fiduciary responsibilities by the KP's.
