@Warren Qi I recently closed on a vacant property and have chosen to use my realtor to help place tenants as opposed to Home River Group... my thought being that if they're slow to respond to me they may also be slow to respond to prospective tenants... learning as I go and so far the realtor has had the posting for about a week and a half in late fall/early winter and there are multiple applicants to sort through.

Mini splits work but you need to make sure to include heat pump with them if you want them a primary heat source because our winters will get cold.

They are still nice lakes - the mountains create a nice bowl effect, and they're stocked with plenty of fish plus what's grown "naturally" in the lakes - but they're kind of rough in the winter as TVA drops the levels 50% or more for flood control, so you have a lot of places where the docks are completely out of the water and there's a big brown mud ring around the lake.
