@Matthew GrisafeNot sure if this counts for what you're looking for - but I purchased my second airbnb 100% financed because I purchased my first one at a good enough deal that my lender put a second lien on the first house to use as my "down payment" on the second property.

If you do drop out, you still need to find a good enough paying job to support yourself which will be more difficult without a degree but definitely not impossible.

"Our policy states no felonies less than 5 years and marijuana convictions are not counted....." is a much better answer than "Well (insert non protected class person) looked like a good enough guy and I didn't think his drug conviction was as bad as (insert protected class)'s was".
