I'd say that sfh and mfu are different beasts altogether.My sister-in-law is an agent in Raleigh, and she says that the market is kind of nuts right now.

You could have a job transfer after you closed one and have the need to move and purchase another owner occupied house in another location.You could suddenly take on your sister's five children after she passed and have need for a much larger house.The reason has to make sense and be verified on paper.

If there's not enough time to close, I'd bring in the cash, which I borrowed from my sister, cousins and aunties. :-)I completed 2 cash out refinances in December and 2 more in February.

@Maria Scott  if you're looking to sell a deal, get funding for a deal, joint venture with someone else on a flip, invest in someone else's deal, or buy a deal from someone else, you can do all that in the BiggerPockets Marketplace.
