I couldn't find the listing but would be interesting to see the specs/price for comparison.Anyway on the architect,  I'd say both talk to one before any specific property just to get a better idea both in terms of attributes of the home to look for,  and also to get any ideas of difficulties/quirks with the particular jurisdiction you are looking at,  and then after the purchase (assuming you are trying to do everything above the board, permitted, etc.

To do a build or large remodel was costing $50k and up (to the local Govt) on my projects,Add in $30k for the Architect, $5k Engineering, $15k Designer and the customer was at $100,000 before I pulled out my hammer....

That said,  now that we have been in 'housing crisis' mode for a few more years,  and more construction and architect types are available due to economic slowdown,   it might be worth revisiting.
