Tom Canterino Legal Guidance -- Issue with Tenant
13 February 2018 | 3 replies
A handful of other things have happened to, which completely put a bad taste in my mouth (IE: she asked if her niece and her nieces baby could move in for a month and I said no - she didn't listen and they moved in - technically she broke her lease right then and there but I let it slide knowing her lease was going to expire) (she thought another tenant knocked her garbage can and grill over -- when it was just the wind).

Jon Klaus How much do you pay for carpet?
25 August 2024 | 30 replies
Some will go with a nicer pad and a cheaper carpet. The nicer pad makes the carpet FEEL more expensive to the tenant when they walk on it.A great pad also resists wear and tear and if you need to replace the carpet the pad usually can be used again.Used to you would put a plastic membrane in between the carpet and pad to protect the pad but the plastic would slide and make noise sometimes. Now they have pads with built in protection. You are not looking for the cheapest product but the best VALUE for what you pay.It depends on the area and what kind of tenants and rent base you are working with.

Amos Raymond Gimme the Loot - What about Hard Money or Line of Credit funding?
1 January 2023 | 7 replies
There is often a sort of sliding scale that lenders will apply based on a number of underwriting criteria, e.g.;- Experience (# of investment properties sold, or comparable projects completed within a given timeframe, like the last 3 years)- Credit score (generally the higher the score, the lower the rate available)- Leverage (LTC/LTV - generally the higher the leverage, the higher the rate)The above list is by no means exhaustive, and the elements will vary by lender. With that said, typical short-term HML interest rates right now are likely to be somewhere between the high single digits, like 9%, and the mid 10's, like 14-15%.Also, HMLs typically charge a couple of origination points.(3) Lastly, are there other recommendations from the BP brain-trust that are all welcomed and thanks in advance?
