Because my criteria is a small C class Multifamily property (side by side if it’s a duplex) in a C+/B- area that needs a little or moderate rehab for about $100k-300k financed using the 203k loan.

The property is an 8-plex built in 1961 in moderate condition, all 8 units are currently rented.

I remember him asking me on the phone if I wanted to be a moderator and he shared his vision for his company.

My strategy is to have enough units paid off to maintain my personal lifestyle and have the rest of the units with moderate leverage. 

This post was just inspired by @Jason Scott who just posted on FB how most people will never achieve $10 million, $100 million net worth etc (and theres nothing wrong with that) (Also, in like a decade on here Ive never been able to tag Jason even though I have super power moderating capabilities).So I was curious what is everyones net worth goals?

I can provide very well for my family with moderate effort but it gets boring only focusing on yourself and family.

I reviewed his lease and noticed that it had provisions prohibiting consumption of alcohol on the premises, as well as guests past 8pm, and he was routinely showing up to check on his tenants' compliance.

Smart people of moderate means used to be able to avoid college and take what were essentially IQ test for jobs, get a good job and flourish, but those are illegal (disparate impact, Griggs vs Duke Power).
