And market rent's are now at $2,856.09.haha lol what you teaching here is multiple real estate pyramid and dividend reinvestment more or less so.I do that too and that's the secret recipe to pay off 30YFM in ten years, it's basic math .....but our guy problem here is single cash flow asset unleveraged vs leveraged s&p ;-)single asset Cash-flow can not beat S&P even if it's leveraged BUT single asset highly-appreciating asset with leverage CAN beat S&P.  

The secret is out, real estate is a great overall asset.

That is not an easy market analysis to do but one of the signs is when there are multi million dollar development happening, or a big employer is coming to an area, or there is a change in a city government and it is now friendlier to investors, etc.This know-how comes with being aware on what's going on in the community...actually talking to city councilors, developers, etc - and of course, I won't divulge all of my secrets here on how I pick my markets (LOL)

Its currently under construction with a huge sign on it so its no secret....I just don't think anyone is really thinking 3-5 years down the road what that means for the area in which it is being built. 

I am interested in STR Secrets Masterclass (I think its like $5,000) but I do not think I can swing it right now.

Basically it seems like finding someone "ignorant of the process" enough to sell for a price cut to you (but secretly to someone else would be like finding a needle in a haystack.Wouldn't just being a legal Realtor bring in more money with the same amount of time and effort--due to more available potential clients?

I thought the whole $5000 in secret shopping and only $25 in monthly food bills was obviously not true.
