They aren’t driving their contractor to McDonalds on a regular basis to learn about their life and strategize for where things are at on a daily basis and where they’re going.

I've been very blessed to grow from 0 to 13 properties (mostly all rehabbed) this past year and plan to continue to grow very quickly, but, I want to make sure I'm doing it strategically, and intelligently!

Well, they had strategically left pillars of dirt here and there, reinforced by the occasional brick, pier block or 2x4 to "support" the house.

If I understand you correctly, you are advising a sort of modified brrrr strategy - modified since these houses are owned already but strategically pulling out a conservative amount of debt.The houses are mostly C class but some border on B-.

LOL.. luckily I sold those when I had massive loss carry forwards in 2010 to off set them.now I know why guys that get into aircraft keep buying bigger and better jets.. recapture would kill them.

But that's me because their ROI has been far greater than 6.16% annually over the years.In summary, I would take some of the advice from the other experienced investors in your thread and consider increasing the amortization to at least 20 years (unless you have a real strategic benefit from keeping it at 15-years) and also boosting the rents to proven market values.Please consider taking those considerations into account in your analysis and share an updated screenshot of the new numbers. 

You have to be strategic, and there are a number of ways to do that.

Visibility is highly beneficial but Accessibility and "strategic location" are also critical considerations!
