MY STRONG SUGGESTION would be to do less of the automated mass blasts. 

We only have one 3 unit, purchased as a REO well below market value did the rehab did the back ground checks on the tenants and automated as much as possible.

Id also recommend downloading  some type of personal finance app, like Mint, which does a great job at helping you pay off debt, save money, and automate your budget.
