For someone starting out in an industry as opaque as commercial re, honest advice (aligned by indirect equity interest) on deals you are working on, and general guidance from an experienced player is worth a lot!

Try to see who the major players are(They will be at every sale)  Watch what properties they buy then investigate the properties after. 

Luke,I know a little about selling bill boards and that the pricing is usually a fairly simple function of traffic count.As mentioned above, there seem to be a few big players that dominate the market.

Currently on lists for Senna, Irie, Net Worth, and New Western but would love to get connected with some of the other players in the space.

We own cabins in the PNW and the only electronics we have is a record player.

AND to buttress that argument...large institutional players and HNW individuals w/ access to capital above what my savings acct will every show don't do unlevered deals.Good posts and thoughts above. 

Otherwise, I recommend hoarding cash and wait for the largest financial player to reinstate pre-covid rules and level off the market.
