There is a reason it's high risk/high reward--  it's a shark tank, and you need leather skin to handle it, because sometimes it's really, really dark.  

Drive in that neighborhood after dark.  

What you get when you let a tenant paint is roller-marks of the wall color on the ceiling, drips and runs, patchy covering, spilled paint, silly accent walls/ too many colors, uneven lines on edges and in corners, splatters, blistering, bubbling, peeling, the wrong sheen, visible brush marks and roller strokes, trim painted the same color as the walls, electrical outlets and switches and even light fixtures, vents, cold air returns, fart fans etc. all painted when they shouldn’t be, not enough coats where paint actually should be, and terrible color choices (almost always too dark or too weird).

What looks great in your light and open home may look ugly in a dark and cramped unit.

All techs are not equal in their diagnostic skill regarding coolant amounts.Silver roofs are cooler than black roofs.White houses are cooler than dark blue houses.Thermal window tint may help (but it has a service life).Maybe your electrical company offers a free energy assessment with a thermal scan (???)

However, you have a lot of dark and heavy furniture in the pictures.

I am so new to the real estate investment would that I think this may have cast a shadow on the bigger picture here... the future!
