You don't want a hole in your roof or wall if they take out a 3 year old HVAC system; grills, drive up fixtures, tear up the floors taking out fixed tables, etc.Contract period/renewal/rate escalation-   another component for you to check or ask about.Triple NNN- being new, you might make sure you understand this concept and understand what is or isn't covered.

I would recommend reaching out to them and asking for referrals or a list of companies certified in specifically cleaning up methamphetamine labs.I'd expect a certified company to follow these high-level steps: Testing: Quantitative pre-testing to determine how contaminated your property is, and which areas are most contaminated.Cleanup: Clean the home of leftover belongings and debris, and remove porous components like furniture and carpeting.Vacuuming: Use HEPA-certified vacuums to remove all dust from the property.Decontamination: Decontaminate every square inch of the propertyPost-Testing: After the property is cleaned, run more tests to document that the home is completely clean.

to give me an initial idea of what we're dealing with.I have a hunch that the damage will be more than the FMV of the house...I have to believe this is $50k+ worth of damage by the time you factor smoke and water damage, plus electrical and structural components.

I am thinking to some flips we sold in 2016 and what that same house would achieve today, and it is still likely a 40% increase, but I would want to see how much of that growth you are referencing had rehab component tied to it.I come up with a different number than Todd: $1mm grew to $2.6mm, in 5 years, if compounding, to simple interest to $2.1mm.
