I typically ask for 5 components:-Monthly Payment-Interest Rate-Years Left on Loan-Mortgage Balance-Cost To Reinstate MortgageThese 5 mortgage components combined with the condition and ARV of the subject property can tell you if the deal is good or not.

The efficiency of a solar installation is dependent on many factors - location (or average daily sun hours), house orientation (15deg SSE ideally), roof inclination, shade obstructions (on the roof and/or around the house), consumption, components used, inverter or microinverters, hail resistance, warranty, utility payback vs net metering.

I don't think it's possible, even for a non-profit reia, to balance to zero every month, nor do I think they should try.I do think it is possible . . . we can debate that in another thread some time.After putting on our conference in March, I believe that a club can absolutely be run without the selling component and think that there is no reason that a club that has the best interest of their members in mind, should be in bed with the gurus.

In the big picture it is not worth it in many cases for what is involved.What a property manager will charge varies.If you have a property in a war zone it can be 10 to 12% or more to run properly.If you have a larger apartment building you can get to 5% to 6% management.You can mix up your investment portfolio to give you a wide range of possibilities or stick to one niche.It doesn't make sense for you to take away TIME from your business and primary income to deal with investments.That can cost you more money than the returns you will be getting in lost productivity.Take it from someone who is not only a commercial broker but an investor themselves as well.How you spend your time for the return involved is the key component.

@Sriram Kumar Bikkina My guess is that your friend may be trying to bring awareness to the fact that crawlspaces can typically create alot of problems particularly moisture intrusion, dampness, mold, etc. and can lead to moisture damage to framing components.
