There are tons of vacant dark buildings with land already to go.When you have raw land you have to work against the existing and future land use plan, zoning, what the city wants if in the limits, what the county wants, what the public wants, what the tenants want, what the developers want.

Not to mention your renter needs window coverings in the bedroom for darkness.

However, you have to be careful because they can still have liens attached to them as well as you usually cannot get inside to see these so you truly are taking a shot in the dark.  

Ask if you can spend the day shadowing them at the motel and see if it is the type of work you want to do.

Yes it's awesome that companies like Moderna may save the world but I think there is a regulatory shadow coming on any kind of expensive medical product or service in the coming years, whichever party is in power.

However, unless you know someone who trusts you beyond a shadow of a doubt this may not be likely until you have some experience3.

I definitely think the above example are the extreme, but wanted to touch on the dark side potential for perspective.
