I have been using the brrrr technique for a few years now. 

Does anyone have any effective techniques that work to get rid of them?

I found Jerryll, implemented his techniques in June of this year, and we're organically ranking on page one of Google for multiple keywords that you would want, as a real estate investor.

There's also strategies to help whittle that number down even further via construction techniques that are not as labor or material intensive.

Even if your proficient, its great to review other techniques to see where you can improve.

But this is for a home I plan on occupying Owner financing and Subject To are two different techniques.

I am glad I found this site, from here not only am I learning a lot of techniques I"m also been able to buy J Scott's book and it is filled with great info.

Someone suggested Doorknocking as a marketing technique for me. 

I use a Leveraged Analysis Technique to minimize the likelihood of a lemon. .

@Gary Carver I don’t think anyone is saying there isn’t money to be made by savvy investors with local market knowledge, boots on the ground, experience dealing with high-maintenance tenants, and sophisticated or brute force rent collection techniques.
