You can reach out to your local (state) Self Storage Association, peruse topics on You Tube, and certainly many, many forums here on Biggerpockets with quality folks & quality content.Regardless, of how you piece your learning together, everything (soup to nuts) for an Acquisition is either FINDING a lead, EVALUATING to determine if it's a deal, now you're in the PURCHASING phase, and after you close, now it's all about MANAGING.If you think that at times it makes more sense to build than to buy, then you'll want to learn about Development & Conversions.

Low value assets that are soup de jour for so many investors in many markets of the mid west and other low value areas.. there is certainly risk taking on high leverage debt.So just to balance things and we really never talk about the risks.. we are just talking about math generally in these threads.but the risk when you buy a low value asset that really never goes up in value in substantial way  and I am talking about very little if any REAL appreciation .. you box yourself in to limited exit strategies IF YOU NEEDED to .. so you risk capital loss and you risk FICO damage I have seen it first hand over the years it can be bloody..
