Breaking the property into two lots would be a great idea; however, you still need to buy it right.The question on the house is, is the double wide still on its trailers or is it permanently affixed to a foundation?

I could use the business credit right now if I had it, but I think it's more important to wait and get my credit history cleaned up permanently.

We plan on staying in Great Falls for about another year before moving ourselves to permanently stay in Hawaii. 

The last thing you want is permanent hard feelings since you neighbor can make your life as a property owner difficult.

Below are a couple of thoughts to help make some progress,- Call all of your local banks- Call local land brokers and ask them who they recommend- Consider a three in one land, construction and permanent financing loan instead (USDA has a great product for this).

@David Krulac beat me to it, but yes...many places have minimum square footage requirements for a permanent residence.
