Are the tenants all single adults without children?

If you are both working, committed adults then it seems perfectly reasonable for her to pay her portion of rent and living expenses.

The federal government are handing out money (granted it’s just an advance on 2020 tax return but most aren’t aware of that) to essentially 90% of the tenant base at the rate of 1,200 a adult and 500 kicker per kid.  

I approved that.Someone wanted to add a 3 time felon to a rental, an adult, I said no. 

They can also be removed by an adult in the event of an emergency.  

For me, I have access to a few hundred dental students I can rent to who are academically elite, responsible young adults.  

Night lights in the hall/bathrooms: when you’re in an unfamiliar house, it’s good to have a nightlight so kids (or adults) can find their way to the bathroom in the middle of the night.

That's a higher risk for a parent/adult than pretty much any normal rental.

With all due respect to those who say you must have money to start(or at least your own), I think I may be the mythbuster to his scenario that the no money start is a myth.When I first started, it was 5 adults and 3 dogs living in a motel room. 23 years old, No job, no cash, bad credit.
