I'm sure there are plenty of passive investors on here who can tell you that they've invested with groups (several of which are active here on BP) that got them 20%+ IRR on multiple deals straight.Even now 12%+ is doable with patience and a good team. 5-8% is a pretty low IRR for a value-add play, which most syndications are; you might be thinking of CoC rather than IRR, which would be a lot more in line.There are people on here who were literally able to retire from syndication investments (granted they got in at a good time and had a good chunk of capital to start), but to each their own.

Hours at work also plays a part into it as well.If you have any kind of real responsibility at your job and people breathing down your neck, doing this part-time while you still have a day job, is doable but it's not easy.
