4-Unit into a 5 or 6 unit

It's hard finding great 5-10 units right now in Cincinnati Ohio but there is plenty of patience. There is no reason to rush. I had a moment of clarity that could potentially open up to a great idea. What if I buy a 4-plex and convert a portion of the basement into an efficiency. Thoughts and what would be the ROI on my investment? How much would I have to spend on such a project?

There is no option to venture down the right path or not. Going past 2 units requires an architect in most jurisdictions. Going to 6 unit 100% will require an architect. Also a sprinkler system.
