Often it's just paint and appliances, modernize the look is all it often takes. 

I think it makes the place a lot more modern and can distinguish your place if others don't even have the hook-ups.

He/she takes in a roommate or three, uses the extra cash to modernize the interior, then sells after two years (which I understand to be the shortest time to avoid short term capital gains taxes) and buys another place suitable for roommates and in need of work, hopefully reinvesting the gains to get a bigger place or do a better/faster rehab.

But be careful, modern toilets and old plumbing don't always mix well.

You should pay a modern live estimator to build a new construction home with specific products in that home .

Columbus has much stronger economic and demographic fundamentals and a more modern, diverse economy.

Vegas has some of the lowest tax's in the US.. desert climate as oppossed to thaw freeze or deep south rain clay soils thunderstorms wind etc.. grass that grows a foot in one month  LOL.. and a big one is houses that were built with modern codes most with stucco and tile roofs.. compared to houses that are 50 to 125 years old .
