some of the nicer resturants in PDX removed tipping and raised prices with the disclaimer on their menu that they were paying staff higher wages.

There are also traditional construction companies that have a menu of houses they offer, with pricing that is very transparent.I think you will run into fewer problems if you find a company that continually builds one particular design, and just hire them to do what they do.
