The good news in my opinion is that picking any one of these things effects all the others, and when your life quality starts to inch up, its a rising tide that in turn effects everything else in a positive feedback loop i.e. making more aligned decisions, which effects your mood, which effects how you show up as a partner and so on.

As we all know drugs are addictive and so there's a good chance they'll do this again if they stay and as some of us can attest dealing with a deceased tenant is not a fun experience, neither mood-wise nor financially.Personally, now that you know what's going on, I suggest eviction.

For something as simple as a deck the permit approval takes a MONTH then they want to inspect the hole for the footers, then they want a separate inspection once the footer is poured and the window to get those inspections done is from 1-3pm and maybe the guy shows up in that time window, maybe he came early and you missed him and need to reschedule, or maybe it's 3:30 when he shows up in a terrible mood and fails you for some ridiculous reason, or maybe they tell you at 3:45 when you call in to see where the inspector is that he won't make it that day and you've wasted 4 hours waiting on some city employee to show up... there is no way to price that into a quote.A more experienced contractor will have better pricing from local suppliers they use and trust than you will ever get as an out of state investor - they spent years earning those discounts and trust the product supplied.

It's still a pretty good story, but investors who are in funds VI and VII rightfully couldn't care less about the great timing of sales they had no part of.Sook, I appreciate your kind words about not being "fly by night", our rigorous accounting, K-1 delivery, and comprehensive reporting--your trust in us is not taken for granted. You say that you've invested with other sponsors who's properties have held their value--if you are ever in the mood to share more specifics on that with us I'd love to see what they are doing differently and perhaps I can learn something.

True that…Nothing against newbies mate, etc..But been around the block long enough to know when someone is trying to take advantage of us.Since we are both in the PM business and since we talking smack on investors in this thread hahaYou know what also sucks hahaWhen investors think the PM is a bank and will happily go into overdraft until they top up their maintenance reserve account.I have an idea, we can do the above and act as a bank as long as I am allowed to take an investors girlfriend for a date if they aren’t in the mood to take her?

Usually if an appraisal comes in low, the investor just takes it to the provider, and the provider either contests the appraisal (appraisals can come in low unnecessarily...there's sometimes little rhyme or reason behind an appraisal, and it can depend on the appraiser's mood that day), or they'll negotiate on the price with the investor, or they'll let the investor out of the contract.
