Main issue I have with the place is the grey and red color scheme. 

I would first have someone run a diagnostic on the main A/C if there is a problem with the unit or ducting you would want to fix that. 

You can stain any color that you like.

I would do the LVL on the entry & cheap carpet elsewhere BUT go with the thicker more expensive padding & it will feel plush.We have found most dislike the orange colored floor look & have been using the muted grey tones similar to barn board etc. 

We used the existing ducts of course, just really swapped out the electric heat pump for the natural gas furnace.

I experimented with text, color, sizes, content, location, ect....

Vanilla finishing, nothing fancy...just rafters and one AC duct/vent.Thanks again,Matt

As long as you choose not to rent to them via one of these reasons you're fine.Race, Skin color, Religion, Gender, National Origin, Disability, Familial StatusMost of these are pretty straight forward except for the last two.

Also, any yard work; adding new stone, grass, or something as simple as planting some colorful flowers! 

I just downloaded and printed a rental property analysis in color and the stats and beauty of the analysis jumps off the page!
