When I'm the LO I'm not allowed to talk to the appraiser about value, but the last time I personally refinanced (meaning that for that transaction, I was the "consumer"), the appraisal came in about $5k above what I thought it would (and that is why LOs aren't allowed to talk to appraisers in their capacity as LO, heh).

Quick update, I spoke with the tittle insurance company and they said that because the omitted party action had been filed they decided to insure the property with the lien.
