The level of financial sophistication it take to optimize both leverage and cash is a bridge to far for most on this site, so while I agree with your position that cash is better than debt, I think you are in the minority of investors who frequent this site when it comes to having that capital structure.

To be able to hold multiple properties in our name, shrug off thousands of dollars in repair costs as if you're buying something from the McDonald's Dollar Menu, and preparing for the next deal that comes along.
