Back before the GFC I was one of the larger HML who facilitated BRRR for turnkey buyers did a few thousand of them actually and in those days..  65% ARV was doable all in buy home rehab home pay  me and pay the turn key provider then the buyer got a 75% rate and term refi and usually pulled 5 to 10k out of each home and we would do 4 at a time for them.. so they had 20 to 40k in their pocket tax differed and were cash flowing 100 to 150 a month..

These types of properties are tough to find in places that aren't going to get you in trouble and that have good long term returns and my model is very specific.This model is absolutely doable and there are plenty of people like minded.

If your looking to BRRR with HM that's doable  that was the core of my business pre 08.But one thing you must do before anything is get pre qualified for your refi.. don't want to get stuck in a HML with no way to refi out..
