If you're hoping by using a warranty deed if there's a defect the LLC will be able to use the threat of a breach action against you as the Grantor to get your title company to assume responsibility remember title company's are not in the business of providing coverage for uninsureds so they'll look for any defense they can find.

And dude, if you are looking to invest somewhere with only $20k liquid cash that may lead you right into a very low performing market where your on paper projected returns disappear through turnover costs, operating costs, Capex, etc and you may have a hard time if/when you ever want to sell since your buyer pool will be limited to other investors.

We have immense liquidity in the system and no mention of any looming threat that could disrupt the financial machine, at least no legitimate one grounded in reality and logic (yes, I have heard the fed printing will collapse everything, buy gold & silver, I have heard this for 20+ years, it's always magically "just about to happen") COVID, arguments of how covid will crash the housing market.

College is not going to disappear in the next few years, so if you decide a degree would be beneficial/required for you then you can get a degree once you have discovered you need it.

Similarly while it’s being smoked it’s pretty strong — but once it’s done, the smell disappears sooner rather than later.
