Putting a single number on a property is a little flawed in itself when you factor in flexible/stubborn sellers, adequate/inadequate marketing, etc. but a single number is required by most lenders.

BTW the sellers’ agent is telling my agent stories and lies left and right.My agent is on the phone and emailing the sellers’ agent every day but the sellers’ agent is very stubborn and doesn’t make any efforts to move forward.

He's being very stubborn on refusing to take a "loss" below what he paid for the property, and wanted his original price of $120k, but agreed to come down to $115k for a price.Current mortgage is assumable with following numbers:balance $84k at 3.750 interest rate (3.89 APR)closing costs $2,600prepaid items $1,000total monthly payment (P&I, HOA, hazard insurance, property tax) comes to $840 if we assume his loan.So the 84k plus 25k comes to 109k, leaving us 6k apart.

Not to mention if they stop paying rent because of it you could be in for a long stubborn eviction process that - again - will cost you more that replacing a refrigerator or fan.
