Whatever little negative cashflow you might experience will quickly disappear if the googlelite tenant moves out and you can lift rent to market....by the way, am i correct in thinking that because it is one unit, it is not subject to rent control so you can raise rents however you want?

Day 5 you present 3-day notice (expires THREE business days after posting)...if you expire that and file in court you are headed to eviction, most of my threats to evict get paid or put on payment plans (so the 3-day notice is an important document not to be delayed).IF on day 10 you accept $100 as in the example above you have nullified your 3-day posted on the 5th...totally agreeing with Andrew there.

But then those prior year losses come in and they are unlocked, no matter how high your income is, and you can sometimes make a lot of your tax exposure on the gain disappear with those prior year losses.It's not the bummer you're currently thinking it is.

The only real threat would be if the market gets so bad that tenants are unable to pay rent and/or rentals rates fall to where it does not cover my payments.
