For example, an owner saying he is a framer or knows a cheaper framer, concrete guy, rough plumber ect. and then expecting the contractor to accept the work and continue on with tiling, flooring or drywall ect. the owner's subs, in this situation, will directly affect the contractor's work and most likely will bring them into a dispute if there are issues.

Individual leases are definitely a benefit to the tenants, not necessarily the landlords.This may be unfounded, but I've been told that if you have an whole-house lease and collect payments from tenants individually that your lease can be treated as individual, or by the room, if a legal dispute were to arise.

It ain't over till the curvy lady sings :-)Sue,  prescriptive rights and adverse possession are very tough things to prove and take years.. and you normally have to pay the tax's on the disputed property which most don't do. for a title company to insure the boundary's he would have had to buy and ALTA policy and most just use a CLTA which does not provide for boundary accuracy..

Landlords who incorporate a written definition of damage within their lease agreement will minimize disputes with tenants.Example: Damage includes, but is not limited to, stains on carpets, scratches on hardwood floors, damage to woodwork and walls, etc.If you charge a refundable pet deposit, you need to return it if no damage has been caused by the pet when the tenant moves out.
