Right now (Q3 2024) everything seems overbanked/overbought.Currently, my focus has been purposely broad but currently split between: A) SF business (wholesaling/rehab) I was asked to take over (on almost no notice – am still badly catching up) and B) Small balance MF and mobile/manufactured housing (<~50-100 units for physical/operational value add)I have made some progress on each but not where I would like to be although I have just recently gotten involved in the sub-institutional space again.

Learn what true cost to you is, and how money works, so that you can manufacture deals where there didn't appear to be one.

Check with a local manufactured home dealer that does land home packages-they will know, as will the local building inspector!

Another good resource for contractors who specialize in this niche are mobile home dealerships and your local manufactured home association.

Also I shopped very frugal, I would buy a lot of material wholesale or through auctions, and also I had the ability to buy from a former employer, a manufactured housing factory, that was also a huge savings for me.I had to do this deal this way.

Manufactured / modular green homes are affordable and commonplace in Joshua tree.

The houses that are on some of the lots just need to be torn down, no value in fixing them up, and an entire block is vacant land ready to be built on, but the way the properties connect together, could make an excellent townhouse or modular (not manufactured) scenario.
