I would recommend trying to find local host FB groups and asking there. 

Not all hosts have accounted for the 15.5% Airbnb fee and the rates are artificially low.

You are seeing the real-time fallout from the Airbnb switch to the Host-Only Fee for those of us using a PMS.What happened is simple: a ton of hosts who were previously paying only the small 3% fee completely missed the memo about raising their base rates.

Anyways, Host Financial is submitting it to another lender who knows about the situation and is collecting the building permits, etc. up front so we'll see.

Recognize STRs are not passive,   Being a good STR host takes time and requires time to learn all that is necessary.  

I would also caution any investor to think carefully before adjusting strategy to room rental and co-hosting.
