The lender will confirm your DTI, interest rate (based on current day's rate), closing cost estimates, monthly payment estimates, etc.As far as investing options, if you can find a househack deal near your current residence that can keep your montly expenses at or near $1,500/mo, I'd do that!!

I've made a excel spreadsheet that works pretty good and calculates the buy boxes and even automatically calculates loan payments, estimates property taxes & insurance, and even gives a feedback loop of a rough estimate based on the values I've entered.
